There simply aren't enough homes.
For years, demand has outpaced supply, especially here on Florida's Gulf Coast. More people continue moving to Manatee and Sarasota counties because of the lifestyle, weather, beaches, and growing job market.
When thousands of people want to move here and there aren't enough homes available, prices naturally rise.
This new law is designed to help change that by making it easier to build more housing across the country.

More Inventory
Builders may be able to move projects through the approval process more efficiently over the next several years.
That doesn't mean you'll suddenly see thousands of new homes tomorrow, but over time it could mean:

- More townhomes and entry-level homes
- More options for first-time buyers
- Less pressure from limited inventory
Communities like Parrish, Lakewood Ranch, and eastern Manatee County are already seeing tremendous growth, and additional housing could help meet future demand.
Less Competition From Large Investors
One of the most talked-about parts of the bill places new restrictions on large institutional investors buying single-family homes.
Over the last several years, companies with deep pockets have competed against everyday buyers in many Florida markets.
If these changes work as intended, it could create more opportunities for families instead of large investment firms.
That doesn't mean investors disappear, but it could level the playing field a bit.
Don't Expect Home Prices to Crash
Every time new housing legislation passes, someone asks me if prices are about to fall.
I don't think that's what this means.
Manatee and Sarasota continue to be some of the fastest-growing areas in Florida.
People are still moving here for the beaches, boating, golf, year-round weather, and overall quality of life.
If more homes become available, I think we'll see a healthier, more balanced market—not necessarily a cheaper one.
If You're Waiting for the "Perfect Time"
This is probably the biggest takeaway.
If you're waiting because you think this bill is going to dramatically lower prices over the next few months...
I wouldn't make that bet.
The biggest factors affecting your monthly payment today are still:
- Mortgage interest rates
- Home prices in your target area
- Available inventory
- Seller concessions
- Your financing strategy
Those are the things that will impact your purchase far sooner than this legislation.
My Take
I actually like the direction this bill is trying to go.
Instead of only talking about affordability, it addresses one of the biggest long-term problems: we need more homes.
Will it solve everything?
No.
Will it make buying easier next month?
Probably not.
But if it leads to more housing, fewer barriers to building, and less competition from massive investment firms, that's a positive step for buyers over the long run.
